The construction process: the GC Wealth way
- Pre-Approval – We help you understand your borrowing capacity based on your financial position, so you can confidently begin searching for land and selecting a builder that fits within your budget.
- Land Contract – Once you’ve chosen your block, we review the contract alongside your solicitor and ensure the finance dates and conditions align with lender timeframes. We’ll also guide you through any special conditions.
- Build Contract – After your plans, specifications, and inclusions are finalised, your builder will issue a fixed-price contract. We check this for lender compliance and prepare it for submission. This is the stage where you’ll also sign off on key documents like the HIA contract and builder insurances.
- Formal Approval – We lodge your full application with the lender using both the executed land and build contracts. A valuation is ordered at this stage — the bank’s valuer assesses the combined value of the land and build to confirm the total loan amount.
- Settlement on Land – Once formal approval is in place, we coordinate with your solicitor and the lender to arrange land settlement. We ensure all documentation is completed and timelines are managed to avoid any settlement delays.
- Construction Drawdowns – Your loan is structured for progress payments, made at each stage of the build (slab, frame, lock-up, fixing, completion). We help you process these with the bank to ensure fast payment to the builder.
